“When I came across this one near 2 college campuses and hospital, ran the #’s and saw that it would produce $500-$600/month after all expenses, finance, cap ex and reserve. I sent to my client who is a traveling nurse and wanted to be in that location, he told me he wanted to go after it. I called listing agent and was told there were 8 offers but were only looking at 3 since others didn’t come onsite to tour. I immediately got in car drove to Glendale pleading our case to agent to hold off on accepting offer until we spoke again. 3 hours later was back and offer in. Next morning offer accepted!
