Queen Creek, AZ Subdivision Getting Set For AV Homes And Taylor Morrison Homes!

AV Homes and Taylor Morrison homes are coming to Queen Creek with the
unanimous approval of the town’s Planning Commission in the Terravella
subdivision.
On Jan. 9, five new standard plans by AV homes with
three elevations each and seven new standard Taylor Morrison plans with
three elevations were approved on a Queen Creek Planning and Zoning
Commission consent agenda for the aforementioned subdivision located at
the northeast corner of Ellsworth and Queen Creek roads. All five
proposed AV Homes will incorporate covered front porches for additional
usable outdoor space at the front of the home, while five out of the
seven Taylor Morrison floor plans will sport the same feature.
A
series narrative filed with the town notes that the approval gives the
Terravella neighborhood the distinction of being the first AV Homes
subdivision in the Town of Queen Creek with 83 lots. Two of the AV Homes
floor plans are two-story while the other three are single-story. All
five AV Homes proposed floor plans range from from approximately 3,017
square feet to 4,164 square feet.
The three proposed elevations
by AV Homes include the “Andalusian,” characterized by exposed truss
tails on all sides of the home, arched entryways, wrought-iron details
and S-shaped roof tile; the “Adobe Ranch” which features stone at
columns and entry towers, brackets at gable roof features and end
trusses, stucco siding and flat weather shake style concrete roof tile;
and the “Prairie” elevation with hipped roof features, stone veneer,
horizontal stucco banding, recessed stucco details, prairie-style window
mullions and flat tile roof.
On the other hand, the seven Taylor
Morrison home plans are proposed to be constructed on the 60-by-120
foot lots in Parcel 1 of Terravella and range in size from approximately
3,420 square feet to 5,033 square feet. Four of the proposed floor
plans are two-story while three are single-story with pavers offered as
standard for all. No same floor plan and building elevation will be set
across from or adjacent to each other.
The three proposed Taylor
Morrison elevation styles will be available per plan: “Spanish” includes
decorative clay canales — candles? —, wrought iron, wrought-iron window
baskets, decorative corbels, shutters, arched details and S-shaped roof
tile; “Tuscan” proposes stone, exposed truss tails, corbels, shutters,
wrought iron crosses, wrought-iron window baskets, Bahama shutters over
front windows and S-shaped roof tile; and “Desert Prairie” which offers
hipped-roof features, stone veneer, horizontal stucco banding,
prairie-style window mullions and flat tile roof.
The following
statement is to be included in public reports filed with the Arizona
Department of Real Estate, disclosing the location of the airport and
potential aircraft overflights: “This property, due to its proximity to
Phoenix-Mesa Gateway Airport, is likely to experience aircraft
overflights, which could generate noise levels which may be of concern
to some individuals.”
