Here's The Greater Phoenix Area Real Estate Market Snapshot For September 2020!

Listen good and listen well: If you haven't listed your home yet, better get a move on it then. The number of homes on the market this past month is steadily rising with 10,290 new listings coming in September 2020, the highest when compared to August 2020 at 10,128 homes and September 2019 at 9,153 properties. Active listings also went up from 7,167 from August 2020 to 7,454 for September 2020, although still way low when you consider the 13,749 homes for sale back in September 2019.

With a listing success rate of 87.5%, last month's sales dipped a bit from the 88.0% posted in August 2020, with just 9,105 homes sold versus the prior month's 9,917 closings. But it's still a better figure when you consider that the same time last year only saw 7,992 properties moved.

But those aren't the only figures that should spur you to action. The number of listings rose but they're expected to last a bit less at 0.82 months compared to the 0.83 months for August 2020 and 1.72 months  for September 2019. Listings also spend less time on the market back in September 2020 at 42 days on average versus the 47 days the prior month and 57 days for the same time last year.

Sold to list price ratios at 98.9% and 98.1% and average sales prices at $401,353 and $335,165 for August 2020 and September 2019, respectively, look like good figures for any homeseller. But getting to hit your goal of selling your home last month is sweeter when you have a 99.0% sold to list price ratio at an average sales price of $411, 407!

The market is in flux, showing signs of shifting a little every now and then.
