5 Phoenix Metro Area Cities In Top 10 US Places To Buy A Family Home!
Gilbert ranked first overall with its relative affordability, low taxes and a 95% density of homes with at least two bedrooms. Gilbert bested second place Chandler mainly because home values in the former went up 47% compared to the 37% appreciation of homes in the latter city from 2012 to 2016.
Home value appreciation was also the reason Mesa made the top ten with an explosive 62% increase from 2012 to 2016. Mesa is tied for third place with Colorado Springs, CO.
Scottsdale took seventh place with low taxes and media home price that sets the median household income by just over 19%, translating to funds that could be use elsewhere like savings or vacations.
Glendale ties with Charlotte, NC for eighth place. Like Mesa, Glendale boasts of a whopping 61% increase to median home value from 2012 to 2016 plus a relatively noteworthy low property tax rate to the study at 0.67%.
Phoenix itself did well in the study at a respective 20th place out of 100 of the largest cities in the country.
Six factors were considered for the study with data coming from the Census Bureau’s 2016 and 2012 1-Year American Community Surveys.: five-year change in median home values, five-year change in median rent costs, average effective property tax rate, percentage of homes with at least two bedrooms, median housing cost divided by median household income and percentage of homeowners who spend more than 30% of their income on housing costs.
