4 Arizona Cities In Top Ten Of 2019 Study For Best Cities To Sell A House! header image.

Smartasset.com's 2019 study on the best cities to sell a home in the nation saw four Arizona cities placing in its top ten. Arizona cities were found to have relatively great stats across all five metrics considered: the five-year change in home values, average days a house spent on the market, percentage of homes sold for a loss, closing costs and the number of real estate offices per 1,000 residents.

Glendale tops the list with home values increasing approximately 25% from 2013 to 2017 yet still maintaining high demand for houses. Houses in this Phoenix suburb stayed on the market for an average of just 44 days, the 20th-lowest number of days out of the 165 cities in the study. Its 3% homes sold for a loss is a top-25 rate while its 23 real estate offices per 1,000 residents is the 15th highest. Glendale ranked fourth and was the only Arizona city in last year's study.

Gilbert home values rose to almost 27% while enjoying fewer than 3% of homes sold for a loss. It also boasts of a high density of real estate offices with 24 offices per 1,000 residents, the 14th-highest rate in the study. What pulled it back from the top spot was its average stay of houses on the market which was an average of about 64 days. Nevertheless, Gilbert is recognized as the best city to buy a home big enough to raise a family.

Mesa ties with Moreno Valley, CA for the fifth place and while it doesn't stand out in a specific metric, it ranks in the top 30% of cities for every factor considered. Home values went up slightly above 24% from 2013 to 2017 with homes spending an average of 49 days or less on the market with only 4% of houses sold for a loss. There are about 12 real estate offices per 1,000 residents. Solid stats especially when you consider that Mesa is one of the best cities for retirees.

Peoria comes in at seventh place with the 18th highest home value increase at 31.60%, a top 20 homes sold for a loss at 3.50% and ranks seventh too when it comes to  density of real estate offices with nearly 35 per 1,000 residents. Peoria has also become one of the most popular cities for millennials to buy homes.

Outside of the top ten, three more Arizona cities placed in the top 25 namely Tempe (12th), Phoenix (18th) and Chandler (21st).
