A vacant farmland south of Maricopa could be hosting the next major master planned community of 2000 homes.

Located at the northwest corner of Louis Johnson Blvd. and John Wayne Parkway, the 1,000-acre parcel could be the site of the Midway development project by W Holdings. The Tempe-based land management and land development company currently manages about 40,000 acres and 35,000 potential home sites around the state.

Designated as Moderate Low Density Residential under the current underlying Comprehensive Plan Land Use, the proposed community site can have between one to 3.5 homes per acre. At a density of two homes per acre, that would be equivalent to 2,000 homes and about 5,200 residents. On the other hand, a density of 3.5 homes per acre would generate 3,500 homes and 9,100 residents.

The development site also lies near the intersection of State Route 347 and the planned West Pinal Freeway. According to planning documents, the developers believe that concentrating commercial and mixed-use aspects of the project along these two major transportation routes will help the community keep up with market trends and future code updates.
